Cancellation policy for the rooms:

Summer: April 16 – Dec 14

A reservation cancelled within 24 hours of being made will be refunded 100%. If cancelled after 24 hours the following policy applies:

Cancelled more than 24 hours prior to arrival – full refund less $50 cancel fee.
Cancelled less than 24 hours prior to arrival – 1 night penalty
No show – 100% loss of deposit.

All deposit money will be refunded if substitute rental and full rental proceeds are realized.

Winter: Dec 15 – April 15

A reservation cancelled within 24 hours of being made will be refunded 100%. If cancelled after 24 hours the following policy applies:

Cancelled more than 30 days prior to arrival – Full refund less $75
Cancelled less than 30 days prior to arrival – 2 nights penalty
Cancelled less than 14 days prior to arrival – No refund of monies paid.
No show – 100% loss of deposit.

All deposit money will be refunded if substitute rental and full rental proceeds are realized.

Cancellation policy for the Villa:

Cancelled within 7 days of paying deposit – Full refund less $150 cancellation fee.
Cancelled after 7 days – Deposit is non-refundable.

A second 1/3 deposit may be required 30 days prior to arrival for peak travel dates in winter. Balance is due upon arrival. All deposit money will be refunded if substitute rental and full rental proceeds are realized.
